We presume that the Rule has been made to meet the contingency that a pleader may be left without a certificate which is issued by the High Court during the period beween the date of application to renew if it is made after the expiry of the year and the date of the actual renewal of the certificate. [...] The author's object in bringing out this work is primarily to present a legal intepretation of the Government of India Act 1935 but it is in effect a study of the struture of the Indian Constitution both accoring to the letters of the law and the constittional practice so far followed and the Scheme of Federation to follow. [...] 53A of the Transfer of Prperty Act is sought to be invoked in defence of a lessee who has entered into possession on the basis of an unregistered agreement for lease the lessee cannot be allowed to resist the action when the agreement for leak is of a date prior to 1st April 1930. [...] 58 (e) of the Transfer of Property Act passes the whole 'of the interest to the mortgagee and the latter is liable for the rent reserved in the lease. [...] When the lessee covenants for himself and his assigns to pay the rent to the lanlord and the mortgagee from the lessee takes possession of the land under the mortgage with the express knowledge of the morgagor's covenant there is a privity of cotract between the mortgagee and the lanlord 1...nd the former is liable to pay the rent reserved.
